You don’t have to make drastic changes or updates to your home – small details often make the difference in getting the sale you want. Follow these simple, yet effective home staging tips to prepare your house for sale.

Make the House Smell Amazing

As a beautiful perfume or cologne can complement a person’s appearance and impression, a well-chosen fragrance can add the perfect finishing touch to your neatly-presented home. Research has shown that prospective buyers react best to simple, familiar, natural scents such as vanilla, cinnamon, and peach. Buyers will often subconsciously remember the scents of houses they like and are more likely to return and view the house again if they thought the smell was pleasant. Stick to naturally-derived scents (if you use candles, test them first to make sure they smell good and aren’t too strong), and make sure you open windows to keep your house well ventilated after using cleaning chemicals.

Upgrade the Kitchen 

A stylish, functional kitchen can add great value to your home and is a major selling point for many people looking for a house. One of the first things to look at is the kitchen sink and faucet: if either are worn out or out of date, consider getting shiny new replacements. New hardware will help improve both the functionality and overall aesthetic appeal of your kitchen. Refresh the Bathroom

The appearance of your bathroom says much about the general upkeep of your home. Firstly, update your plumbing fittings if necessary, as worn-down taps or shower heads can make the whole bathroom appear outdated. Thoroughly clean your whole bathroom, removing any dust or mildew that may have gathered around countertops, mirrors, or bathtub. Also, don’t forget to clean your shower door. Fill a spray bottle with vinegar and spritz it onto the glass of your shower and leave it to settle for half an hour, then rub off any build-up with a sponge, wash off the vinegar with water, and polish the glass with a squeegee.

Avoid experimenting with unusual colour schemes, such as purple or bright red, it’s best to choose popular neutral tones that will appeal to as many buyers as possible. If you think the tiles in your bathroom are looking a little out of style, you have the option of sanding them and giving them a fresh look using paint.

Let the Sun Shine In

Good lighting can really elevate the appearance of your home by making rooms appear brighter and bigger. Combat any perpetually shadowy areas in the house by adding extra lighting fixtures, higher-intensity light bulbs, or even standing lamps. Maximise natural light as much as you can throughout your home: note which windows receive the sun during the day, and swap out any heavy, outdated curtains with simple, light window blinds that will help make your space look more open. Also, make sure your windows are sparkling clean!

For instance, if your house has an attic or internal garage, you could transform this into a family living area, a guest bedroom or a home office. You will add value to your home by making the most of all the usable space. 

Swap Clutter for Class

After you’ve updated or refreshed the key elements of your home and given all the rooms a good clean, it’s time to pack away most your personal items. Leave the most simple, classy decorations in your house, and use them to direct attention to pieces of feature furniture. For example, a small, elegant wood carving or porcelain figurine will look attractive on top of a vintage mantle or burnished hardwood table and will give visitors a pleasant lived-in, furnished impression of the house without looking messy. Feature clocks, aquariums, and paintings against white or solid-colour walls can also be kept to adorn the house.
